Real Estate is one of the most discussed topics in the United States this year. Subprime mortgage problems have made the real estate market very volatile and the housing prices dropped even in California. This month the number of foreclosures reached its highest point in the U.S.. Some consider this information as good and suggest buying a house in the current market and some suggest waiting for a few years more. What does this all mean? Have you even considered buying a house?

This Seminar has two parts:

Part 1: Guest Speaker Presentations 6:30PM to 7:30PM

The seminar will feature an experienced Turkish American Realtor and a Loan Officer. They will cover the most important parts of the first time home buying process so that you don’t make the grave mistakes that lead to foreclosure because it is possible to have a profitable investment and a place you can call home.

* The legal process of home buying from start to finish
* The different types of property and homeownership
* Can you buy a house even if you are not a citizen?
* What types of paperwork you'll need and how to prepare yourself for the closing
* Understanding the mortgage process from A-Z
* How to choose your real estate agent?
* How to make an offer?
* How to choose the mortgage company and the type of mortgage so that you don’t end up in foreclosure.

The presentations will be conducted in Turkish however most of the material will be in English

Part 2: One-on-One Question and Answer Session 7:30PM-8:30PM
You will have the opportunity to directly talk to the presenters for your specific questions. The question and answer session will be conducted in Turkish.

Real Estate konusu bu sene Amerika da tartisilan en popular konulardan birisi. Subprime Mortgage problemleri emlak piyasasini cok degsiken hale getirdi ve ev fyatlari Kaliforniyada bile dusmeye basladi. Bu ay foreclosure evlerin sayisi simdiye kadarki en yuksek seviyesine ulasti. Bazilari bu bilgileri guzel olarak group ev alinmasinin iyi oldugunu dusunuyorlar, bazilari ise biraz daha beklemenin iyi olacagini tavsiye ediyorlar. Butun bunlar ne anlama geliyor? Daha once hic ev alabileceginizi dusundunuz mu? Eger birkac sene icinde ev almayi veya satmayi dusunuyorsaniz bu semineri kacirmayin!

Birinci Kisim: 6:30- 7:30 arasi

Bu seminerde emlak ve kredi konularinda tecrubeli Turk-Amerikan konusmacilarimiz olacaktir. Konusmacilarimiz ilk defa ev alanlar icin gerekli olan en onemli konulari aciklayip ev alinirken yapilan en buyuk ve masrafli hatalardan nasil uzaklasabileceginizi anlatacaklardir. Cunku kendi evim diyebileceginiz cok karli bir yatirim yapmak mumkun.

Konular:

* Bastan sona ev alirken bilmemiz gereken kanuni konular
* Gerekli belgeler
*Kredi bulma (mortgage) konusunda bilmeniz gerekenler
* Amerikan vatandasi olmadan ev alabilme
* Iyi bir emlakci nasil bulunur
* Ev alirken nasil fiyat pazarligi yapilir
* Kredi alirken dikkat edilmesi gereken seyler vede forclosure olmamak icin ne yapmak gerekir.

Ikinci Kisim: 7:30- 8:30 arasi Soru-Yanit. Bu kisimda kendi kisisel sorularinizi konusmacilara sorma sansini elde edeceksiniz.

Prezentasyonlar turkce yapilacaktir ancak dokumanlarin cogunlugu ingilizce olacaktir.
